Fuelled by a continuous increase in Accra’s population, the residential real estate sector in Accra has seen tremendous growth. In spite of this, much of the emphasis is placed on prime residential enclaves such as Airport residential area, Cantonments, Ridge, and East Legon.

However, with the continuous increase in Accra’s urban population, new residential enclaves are beginning to surface with positive prospects. This is evidenced by a constant decrease in vacancy rates in these enclaves, the rapid development of residential properties, and growth in infrastructural development. These areas have given us all the positive signs of a promising residential enclave.

Here are 5 promising residential enclaves in Accra:

East Legon Hills
Located in close proximity to East Legon, East Legon Hills has quickly risen to become one of the best emerging residential areas in Accra. The area which originally covers Santeo and its environs is now referred to as East Legon Hills due to its proximity to East Legon. The area has seen an influx of property development firms and individual developers. Key real estate developers in the area are CPL Developers and Swami India Ghana Limited. The area is well-known for developments such as the Garden Estates and the Paradise Estates.

Ayi-Mensah and Danfa
The residential real estate sector at Ayi-Mensah and Danfa has seen tremendous growth in recent years. Prominent developments in these areas take the form of gated communities and mixed-use developments. Ayi-Mensah and Danfa are ideal locations for people who enjoy living in serene areas. Prime developments within the enclave are the Ayi-Mensah Park and the Danfa Park by Indigo Homes; and Rehoboth Palm by Rehoboth Properties.

Pokuase and Kwabenya
Located near the largest interchange in West Africa (the Pokuase interchange), the residential markets in Pokuase and Kwabenya have advanced quickly. This is evidenced by a steady increase in land values. Land values in Pokuase and Kwabenya have significantly increased over the period of 2018 to 2022. The areas have seen the development of popular gated communities such as the Knightsbridge by Rehoboth properties, Balloon Gate Apartments by Regimanuel Gray, and the ACP Estates in Pokuase.

Dawhenya
With a steady increase in occupancy levels, evidenced by an increase in construction activities, Dawhenya is another promising residential enclave in Accra. Dawhenya is located off Tema-Aflao road and is in close proximity to Prampram. The location of Dawhenya makes it an ideal location for residents who work in Tema, as it provides the ease of commuting to the main Tema township to work while enjoying the serenity of the area in Dawhenya. Dawhenya is well-known for notable developments such as the Oasis Estate and Nagmas Estate.

Oyibi-Katamanso
Oyibi-Katamanso is another promising residential enclave that has recorded massive construction activities over the years. The area is well-known for the award-winning Appolonia city development: A 2325-acre master-planned urban development in Accra, Ghana, with residential plots, retail, recreational & commercial centers. The enclave has seen a steady increase in the provision of infrastructure such as roads and amenities such as schools, and clinics.
